The South Shore's over-65 population is projected to double between 2010 and 2030, according to the South Shore Chamber of Commerce's planning initiative. That demographic shift has driven a wave of new housing aimed at active adults—but most of what gets marketed as a "retirement community" on the South Shore falls into categories that have nothing to do with homeownership. Understanding those categories is the first step toward finding the right fit.
The South Shore stretches from Quincy south through Plymouth County to the edge of Cape Cod, covering more than 25 towns across Norfolk and Plymouth counties. Route 3 runs its spine from Braintree to Plymouth. I-93 connects the northern end to Boston. Two MBTA commuter rail lines—the Greenbush line to Scituate and the Kingston/Plymouth line through Hanson, Halifax, and Kingston—give the region transit access that most suburban corridors outside Route 128 lack.
The phrase "retirement community" gets applied to at least four distinct housing types. They differ in ownership structure, cost, level of care, and who they serve. Conflating them leads to wasted visits and mismatched expectations.
55+ active adult communities are owner-occupied neighborhoods restricted to buyers where at least one household member is 55 or older. Residents own their home, pay a condo association fee that typically covers exterior maintenance and common amenities, and live independently. There is no on-site medical care, no meal service, and no assisted-living staff. These communities are for active, independent adults who want a low-maintenance home in a social neighborhood. Monthly HOA fees are generally far lower than rental-based options.
Assisted living facilities are rental properties with staff who help residents with daily activities—bathing, medication manabright spotent, meals, transportation. Monthly costs on the South Shore typically range from $5,000 to $9,000 or more. Residents do not own their home. This is a care-based model, not a housing-purchase model.
Continuing care retirement communities (CCRCs) offer a spectrum from independent living through assisted living to skilled nursing, all on one campus. They require a large entrance fee—often $200,000 to $500,000 or more—plus monthly charges. The model provides aging-in-place continuity but at a significantly higher lifetime cost.

Healthcare proximity. South Shore Hospital in Weymouth and Beth Israel Deaconess Plymouth are the two largest hospital systems in the region. Most South Shore towns are within 20–30 minutes of at least one. For active adults managing ongoing health needs, proximity to specialists and emergency care is non-negotiable—check drive times from any community you are considering.
Tax implications of ownership vs. rental. In an owner-occupied 55+ community, you build equity and can deduct mortgage interest and property taxes. In assisted living or a CCRC, monthly fees are generally not tax-deductible unless they qualify as medical expenses. Massachusetts does not tax Social Security income, but it does tax other retirement income above $2,000 for a single filer. Talk to a tax advisor before comparing monthly costs across different models.
Resale value and market demand. Owner-occupied communities on the South Shore have benefited from the region's constrained housing supply. The state added roughly 97,600 new housing homes between 2020 and mid-2025, but permit volumes have dropped 44 percent from their 2021 peak—suggesting fewer new options ahead. In that environment, well-located new-construction condominiums tend to hold value better than aging rental inventory.
Community design, not just amenities. A pool matters less than how the neighborhood is laid out. Walk the streets. Are cars hidden behind buildings or parked in front? Are there sidewalks, pedestrian lighting, gathering spaces? a 55+ community you will enjoy for 15 or 20 years needs to function as a real neighborhood—not a collection of buildings arranged around a parking lot.
