Fewer than a dozen new-construction communities in Massachusetts are actively selling condominiums to buyers over 55. Most of the 55 plus condos for sale on listing sites like MLS and Zillow are resale—homes built 15 to 40 years ago, often with dated finishes, aging mechanicals, and association reserves that may or may not cover future capital expenses. New construction in the age-restricted category is genuinely scarce, which is why pricing has held firm even as the broader Massachusetts condo market softened slightly through 2025, with the statewide median dipping to $503,450 by September according to The Warren Group.
Thorndike Development is currently selling 55 plus condos at Featherwinds in Halifax—a 102-home community purpose-built for active adults. Two additional Thorndike communities in Plymouth and Raynham are not age-restricted but offer floor plans specifically designed for over-55 buyers who prefer a multi-generational neighborhood.
Five standard plans and two quick-delivery homes are currently for sale at Featherwinds, Thorndike's seventh active adult community and the only one in its current lineup designed for active adults, though up to 20% of homes may be sold to buyers under 55. Every home is single-level inside a three-story elevator-served building—no stairs between the garage and the front door, no stairs inside the home.
The plans break down by bedroom layout, which matters more in a 55+ condo than square footage alone:
One bedroom plus den: The Breeze ($439,000, 1,027–1,079 sq ft) is designed for buyers who do not need a second bedroom but want a generous den for a home office, reading room, or overnight guest space. Options include a sunset view over the Country Club of Halifax golf course or a sunrise orientation over the Village Green.
Two bedrooms, traditional layout: The Cirrus ($487,000, 1,411–1,469 sq ft) places both bedrooms on the same side of the home—a familiar layout for couples who use the second room for guests or grandchildren.
Two bedrooms, split layout: Three plans put bedrooms on opposite sides of the living area for maximum privacy. Community amenities at Featherwinds include a pool and four-season poolhouse, four pickleball courts managed by the town of Halifax, raised-bed Victory Gardens, a dedicated dog park with no breed or size restrictions, fire pit, and secure building entry via mobile phone. The town is building a new Halifax Senior Center directly at the Featherwinds entrance on Thorndike-donated land, with programming managed by the Halifax Council on Aging and a projected fall 2026 opening.
No—and many choose not to. Some buyers over 55 specifically want a neighborhood with families, working professionals, and active adults mixed together. Others want to buy near children or grandchildren without age restrictions limiting who can live in adjacent homes. At Alden's Reach, the Hickory plan ($569,000, 1,671 sq ft) is a true ground-level home with everything on one floor and zero stairs—identical in concept to the Hickory offered at Larkwood but located in Plymouth, minutes from the waterfront, downtown dining, and Route 3. The Expanded Oak ($664,000, 1,989 sq ft) is a first-floor primary plan: primary suite, kitchen, den, and main living are all on the ground level with a second bedroom above. Both appeal to over-55 buyers who want Plymouth's lifestyle without an age restriction. A pool, clubhouse, walking trails into conservation land, and a fire pit complete the setting. Over-55 buyers at Larkwood tend to gravitate toward three plans. The Hickory ([fp:larkwood-the-hickory]) offers the same true ground-level layout available at Alden's Reach. The Pine ($614,000, 2,648 sq ft) puts all primary living—kitchen, living, dining, primary suite with walk-in closet and private den—on a single level one flight up from the entry, with a loft above for a guest bedroom. The Chestnut ($624,000, 1,948 sq ft) provides single-level primary living one flight up, plus a ground-floor guest suite and flex room that works as a home office or space for a visiting parent.
Larkwood sits along the Taunton River in Raynham with a canoe and kayak launch, woodland trails, and Massasoit State Park about a mile south. Less than 10 minutes to Routes 24 and I-495 makes it practical for buyers who still travel frequently or consult part-time. Norton is 15 minutes south, where Thorndike built Red Mill Village—named Best Active Adult Community in the Nation by the NAHB—and Greatbrook, the company's first active adult community.
Beyond the floor plan and price, three factors separate a good 55+ condo purchase from one that creates problems later.
Single-level verification. “First-floor living” and “single-level” are not the same thing. Some plans marketed as first-floor living still require stairs from a garage to the main level. At Featherwinds, every home is truly single-level with elevator access—no stairs anywhere. At Alden's Reach and Larkwood, the Hickory is true ground-level; other plans involve one flight of stairs to reach the main living level, which works for many active adults but should be understood upfront.
Association structure and fees. In a new community, the developer establishes the master deed, bylaws, and initial fee schedule before handing governance to homeowners. Ask what the fees cover—at Thorndike communities, condo fees handle exterior maintenance, landscaping, snow removal, and shared amenities. Compare this to resale communities where deferred maintenance may require special assessments.
