Kingston sits where the Jones River meets Kingston Bay, a town shaped by water for four centuries. The Jones River Landing—the oldest continuously operating boatyard in North America—still anchors the waterfront, and the USS Independence built by Kingston shipwrights remains the town seal. Today the town's 14,000 residents live in a mix of older colonials, ranch homes, and scattered condo developments, most of them decades old. Route 3 cuts through Kingston with two exits, and the Kingston commuter rail station on the Old Colony Line puts Boston's South Station about an hour north.
That transportation access makes Kingston a natural hub between Plymouth and the towns to its north and west. But the town's housing stock tilts heavily toward single-family homes built between the 1960s and 1990s. New construction condominiums within Kingston's borders are essentially nonexistent. Buyers who want modern condo construction without leaving the South Shore have to look just beyond the town line—and the closest options are in Plymouth, Halifax, and Raynham, all within a 30-minute drive.
Thorndike Development is actively selling new condominiums at three communities south and west of Kingston. Each serves a different buyer and a different price range, and all three are closer to Kingston than most people realize.
Kingston shares a border with Plymouth, and Alden's Reach sits just south of that line off Route 3. Kingston residents who already drive to Plymouth for groceries, restaurants, or the waterfront know the route. The community includes 152 townhomes, duplexes, and ground-level flats in a multi-generational neighborhood open to buyers of all ages. Floor plans range from the Hickory at 1,671 square feet ([fp:aldens-reach-the-hickory]) to the Expanded Oak at 1,989 square feet ([fp:aldens-reach-expanded-oak]), with a pool, poolhouse, fire pit, tot lot, and walking trails that connect into Plymouth's conservation land. Thorndike has been building in Plymouth for over two decades—Sawyer's Reach (224 homes), Summer Reach (112 homes, sold out in 16 months), and a 10-year partnership at The Pinehills all preceded Alden's Reach.
Halifax is west of Kingston through Plympton along Route 106, and Featherwinds is the only Thorndike community designed for active adults 55 and older, though up to 20% of homes may be sold to buyers under 55. What sets the 102-home community apart physically is its view diversity: west-facing homes in the Wind plan ($509,000, 1,580–1,596 sq ft) overlook the Country Club of Halifax golf course at sunset, while east-facing Expanded Cloud homes ($529,000, 1,512 sq ft) catch morning light over the Village Green. Every home is single-level inside a building served by a central elevator—no stairs from garage to front door, no stairs inside. Pricing starts at [fp:featherwinds-the-breeze] for the one-bedroom-plus-den Breeze, making Featherwinds the most affordable new-construction condominium on the South Shore.
For Kingston buyers drawn to water, Larkwood sits on the Taunton River in Raynham with a canoe and kayak launch, woodland trails, and Massasoit State Park about a mile south. The 138 condominium townhomes are the largest in Thorndike's current lineup—the Birch plan reaches 2,830 square feet with a two-car garage and ground-level flex room for $679,000. Homes start from [price:larkwood] for the Hickory, a true ground-level plan with zero stairs. Kingston to Raynham is about 25 minutes via Route 3 south to Route 44 west, with Routes 24 and I-495 less than 10 minutes from Larkwood's front door.
Kingston's median property value reached $529,400 in 2023, and most of that inventory consists of single-family homes built 30 to 60 years ago. The handful of condo resales that appear on the MLS in Kingston and neighboring towns tend to be in older complexes with dated kitchens, original mechanical systems, and varying condo association health. A resale condo listed in the low $400s often needs $30,000 to $50,000 in updates before it matches the finishes that come standard in a new build.
New construction at Thorndike's communities includes quartz or granite countertops, stainless steel appliances, handset tile showers, hardwood flooring in main living areas, and energy-efficient heating and cooling—all selected with Thorndike's on-staff interior designer, Nikkie Gaitan, through a robust options program. The total cost of ownership on a new condominium typically comes in lower over the first decade when you factor in the deferred maintenance that resale buyers inherit. Thorndike also maintains a separate customer service department staffed by team members with decades of experience—an uncommon offering among Massachusetts builders.
The answer depends on household size and how important stair-free living is to the buyer.
Buyers who want zero stairs have three options: the Hickory plan at Alden's Reach ([fp:aldens-reach-the-hickory]) or Larkwood ($559,000) puts everything on one level with no flights to climb, while every plan at Featherwinds eliminates stairs entirely through elevator access and single-level interiors. Buyers who can handle one flight of stairs unlock significantly more square footage—Larkwood's Chestnut ($624,000, 1,948 sq ft) places all primary living on one level above a ground-floor guest suite and flex room, and the Pine ([fp:larkwood-the-pine] at Larkwood, $589,000 at Alden's Reach) provides 2,648 square feet with a main-level primary suite plus an upper loft.
Families with children or buyers who need three bedrooms should look at Alden's Reach's Expanded Spruce ($589,000, 2,338 sq ft, three bedrooms plus den with walk-out basement potential) or Larkwood's Cedar ($669,000, 2,746 sq ft, three bedrooms and three full baths). Both communities are multi-generational and open to all ages—young families live next to empty nesters and active adults.

About 10 minutes south via Route 3A or Route 3. Kingston and Plymouth share a town border, and Alden's Reach is just over the line.
Featherwinds in Halifax is Thorndike's 55+ community, about 15 minutes west of Kingston. All 102 homes are single-level in elevator-served buildings, starting from [price:featherwinds].
The Breeze at Featherwinds starts at [fp:featherwinds-the-breeze] for a one-bedroom-plus-den layout of 1,027 square feet. It is the lowest entry point in Thorndike's current lineup and is designed for buyers 55 and older, though up to 20% of homes may be sold to buyers under 55.
Yes. The Kingston station on the Old Colony Line connects to Boston's South Station. The line reopened in the 1990s and was a major factor in Kingston's population growth.
Yes. Every buyer works with Nikkie Gaitan, Thorndike's Director of Interior Design, to select countertops, cabinetry, flooring, tile, and fixtures through a robust options program tailored to each plan.
